Connecticut Residential Lease Agreement
This Residential Lease Agreement ("Agreement") is entered into on the ______ day of ______________, 20__, by and between __________________________________________ ("Landlord") and _____________________________________________ ("Tenant(s)"). Premises located at ________________________________________________________________________________ (the "Property") will be leased under the following terms and conditions:
1. Lease Term
The lease begins on _________________, 20__, and ends on _________________, 20__ ("Lease Term").
2. Rent
Rent is payable monthly on the first day of each month in the amount of $__________. First month’s rent is due upon signing this Agreement. Rent shall be paid to the Landlord at ______________________________________________________, or at such other place as the Landlord may designate from time to time.
3. Security Deposit
A security deposit of $__________ is due at the signing of this Agreement. Under the Connecticut General Statutes Section 47a-21, the security deposit will be held in an interest-bearing account and will be returned to the Tenant, minus any deductions for damages, no later than 30 days after the termination of this Agreement.
4. Use of Premises
The Property shall be used solely for residential purposes by the Tenant(s) and ____________ immediate family members. The Tenant agrees not to use the Property for any unlawful purposes or in a manner that violates any local, state, or federal law.
5. Maintenance and Repairs
The Tenant agrees to keep the leased premises in a clean and sanitary condition and to immediately notify the Landlord of any damages or repairs needed. The Landlord is responsible for making all necessary repairs to the premises' structural elements and maintaining the property in habitable condition.
6. Alterations
Tenant shall not make any alterations, additions, or improvements to the Property without the prior written consent of the Landlord.
7. Subletting and Assignment
The Tenant shall not sublet the Property or assign this Agreement without the written consent of the Landlord, which shall not be unreasonably withheld.
8. Landlord’s Entry
The Landlord may enter the Property for the purposes of inspection, repair, or maintenance during reasonable hours and with reasonable notice to the Tenant. In case of an emergency, the Landlord may enter the Property without prior notice.
9. Pets

10. Termination

12. Entire Agreement
This Agreement constitutes the entire agreement between the parties and supersedes all prior discussions, negotiations, and agreements, whether oral or written. This Agreement may be amended only by writing signed by both parties.
